California Gold Purchase and Refinance Programs

Program features

Terms 120 / 180 / 240 / 300 months

Loans can be amortized for more than 180 months, however, all loans will have a 180-month

balloon payment.

Interest rates are determined by fico middle scores for all mobile home loans in the California Gold Program. The fico score must be a minimum of 660, there are several other factors taken into consideration to determine an interest rate for a particular borrower and a particular home. For best rates, the home must be no more than 15 years old and a multi section home, low debt to income ratios, and a term no greater than 240 months. The program also is available for homes 16 years and older to a 1976 home, multi section, single wide, cash out refinances and longer terms. Call for specific guidelines.

Interest rates are determined by fico scores, term, and debt to income ratios. The mobile home park must be an approved park. The California Gold Program provides home loans for pre-HUD homes from 1970-1975, and cash out programs. Best Rates are for homes no more than 15 yrs old with 20% down and 120 or 180 month terms. Bankruptcies must be 5 yrs old.

The program provides financing for pre-owned homes on dealer lots, no more than 10 years old. The program allows for 240 months and 300 month terms, all loans with a term greater than 180 months will be amortized for 240 months or 300 months, however there will be a balloon payment after 180 months. Valuation will be through an approved appraiser.

 

Silver Purchase and Refinance Programs

Program terms: Best rates are 20% down, 180 months on multi section manufactured and mobile homes. Single section homes are generally limited to 180 months. There are exceptions to the single section guidelines up to 240 months. Minimum fico scores for all programs is a 600 middle score. The Stated Equity Program has no minimum fico score with 40% cash down, and we can use non traditional credit. All programs are subject to designated California approved appraisers.
